Qualifying Mortgage Clients

It is so important nowadays to ensure you’re working with qualified buyers. We will take the time with your clients to make sure everyone is on the same page, so there are no delays with purchase offers or closings. Some of our agents have their buyers utilize our Pre-Qualification / Property Scrub sheets.. while others, simply have their clients call us directly for pre-approval. There are several questions we will ask your borrowers during the application/pre-approval process.

Example Qualifying Questions:

  • Employment (self-employed/W2 – employer’s information, time on job, income, tax returns, etc.)
  • Rent/residence history (do they own other properties as well)
  • Outstanding debts (*we will also pull credit to verify information)
  • Credit history (have they had any previous bankruptcies, foreclosures, short sales, etc.)
  • Assets and cash reserves (how much money do they have available for down payment and/or asset requirements)
  • Down payment (are they using their own funds, or a gift from parents, etc.)
  • Loan purpose (purchase or refinance)
  • Property type (commercial/residential – single family, condo, duplex, mobile, modular, log home, working farm, etc.)
  • Occupancy (owner occupied or investment property)


We will also work with your clients to discuss their short and long term financial goals – we’ll ask them several questions, such as: what payment range are they comfortable with?.. how long are they planning to stay in their home?.. when are they planning to retire?.. do they have kids?.. do they need to start planning for college or other expenses? This will help us determine the best mortgage program to fit their needs.. which could save them thousands of dollars!!
